INTRODUCTION This is a Phase II Historic Assessment of the residential property at 635 Spazier Ave. in Pacific Grove, California. The applicant and owners of the property are Jon and Patricia Giffen. The Assessor's Parcel Number is 006-652-006. The owners propose to extend a portion of the wall on the west side-elevation of an existing historic ( 1930) single family dwelling approximately six feet. New one-story wing additions are proposed for the east and west sides of the rear (south) elevation. The proposed removal of an existing detached garage, just SW of the main residence, and replacement with an attached garage similar in appearance to the original feature. The existing garage sits immediately on the rear property line. The proposed design approach will bring the new feature into conformity with current city setback codes without a significant change in its visual appearance or spatial relationship to the historic property. The existing driveway is proposed for realignment in order to preserve existing mature oak trees on the parcel. The proposed changes to the subject property appear to be consistent with the guidelines set forth in 14 CCR, Sec. 4852(d)(1). The proposed additions are on previously altered or secondary elevations. The Secretary of the Interior's Standards for the Treatment of Historic Properties recommend the construction of new additions so that there is the least possible loss of historic materials, and that the character-defining features of a historic property are not obscured, damaged or destroyed. The proposed work consists of the extension of the west side- elevation of the existing residence to connect the addition to a proposed new garage. This will facilitate the flow and movement within the new interior spaces without significantly altering the visual appearance of the historic residence and its landscape setting from Spazier Avenue. Existing and inappropriate aluminum windows currently on the historic building envelope will be replaced by historically correct wood windows. The existing driveway will be reoriented to protect several mature oak trees on the parcel in order to maintain the historic landscape appearance of the property. All materials, including roof tiles would match the existing historic building fabric in kind, and in exterior finishes including paint color. Round-arched wood windows will differentiate the new addition on the west side-elevation from the original rectangular types found on the original building envelope.
