Property Address: 412 - 16h Street (APN # 006-474-004-000).
Description of Property: Lots 10, 12, 1/2 of 14, Blk 108, Third Addition to Pacific Grove
Retreat of the Assessor's Parcel Book for Monterey County. (St. John Cox original survey
of P. G. Retreat, 1877). The residence is in a residential zone, on a 75 ft. X 80 ft. lot.
Owner: Michelle Ford / Francis Coen
Current Use:
The subject property, a one story residence with a basement is a vernacular wood-
framed structure in a carpenter designed, Queen Anne style. Having many owners since
its construction, it has been used as a single family residence with a detached garage
and bedroom.
Treatment Standard:
The treatment standard from the "Secretary of the Interior's Standards with Guidelines
for the Treatment of Historic Properties" (1995) for the work proposed on the Ford /
Coen Residence will be that of Rehabilitation. Rehabilitation is defined as the act or
process of making possible a compatible use for a property through repair, alterations,
and additions while preserving those portions or features which convey its historical,
cultural, and architectural values. The property at 412 - 16th St. is on the Pacific Grove
Historic Resources Inventory (dated: Jan 1, 2007). No Historic Building Record DPR form
523 has been found on this property, either at Pacific Grove Heritage Society files or the
Pacific Grove City building files. (See Appendices for Rehabilitation Standard).
Research Procedures: A search of local archives and historic sources as listed in
the Index. Research was conducted under the procedures for the "National
Register Bulletin 15; 'How to Apply the National Register Criteria for Evaluationt
U.S. Department of Interior, National Parks Service, 1999'. This report was
started in October 2008 and completed November 7,2008.
