The Chairman opened the public hearing to

consider Variance Application No. 80-611, a

request for a variance from the following
sections of the Municipal Code:
1) 23.16.050 to permit an increase in the maximum
aggregate lot coverage permitted from 40% to
41% for Lots 2, 4; -
2) 23.16.060(b) to permit a reduction in the minimum
side yard requirement from 5 feet to 2 feet 4 inches

There being no further speakers, the Chairman
closed the public hearing.
On a motion by Cotham, seconded by Schmidt, the
Commission voted 6-0 to grant the variance subject
to the following conditions:
1) the existing duplex being converted to a
single-family dwelling;
2) the demolition of the garage on Lots 6
and 8; and
3) installation of curb, gutter, and sidewalk
for both parcels.
Note: The purpose of this variance is to allow
the applicant to obtain a lot split.
