According to information available to District staff, the cabin currently occupies one lot on a ten-lot parcel of land. Your letter asks about the feasibility of relocating the cabin to another lot on the parcel and whether the water credits from the cabin would be available to build a new home on the vacated lot. The cabin could be relocated to another portion ofthe property, but the water connection that exists for the home could not be used to build a new home. As long as the cabin has the potential for use (either residential or commercial), a minimum amount of water use will be associated with it. District staff conducted an inspection ofthe home on June 29,1998. The cabin has one bathroom, a kitchen, a laundry connection and utility sink, and an extra toilet on the second floor. Historic exterior water use is also recognized as having occurred on the site. These water credits would be available to apply toward a new house if the existing structure is demolished. Prior to construction of a new house on the property, the City of Pacific Grove will need to authorize water from a City allocation. Authorization is conveyed on a Water Release Form submitted to the District. Water in the City's accounts has been obtained from the Paralta Allocation, from pre- Paralta water permits that were canceled, from transfers of commercial water credits into the City's account, and from public retrofit projects undertaken by the City.
